aLL Design submitted a planning application for a 15-storey residential tower in Vauxhall's new 'art district' in 2015.

The proposed scheme is a 1,735m² building with an unusual silhouette. Branded 'The Beacon', it will mark Newport Street on south London's skyline, contributing to the regeneration of a fast-changing area.

Newport Street is home to the Newport Street Gallery, opened by Damien Hirst. The Beaconsfield Gallery is local and well established; both are bringing life to a previously neglected part of south London. The area is becoming a creative hub with the redevelopment of railway arches which now house a number of retail outlets and a contemporary music school. Consequently a key element of the brief was to maintain the momentum of community development in Newport Street by making regeneration of the building's public realm a central aspect of the design.

The structure has a narrow footprint at ground level which liberates 38% of street-level space, providing 43m² of external area to include seating, landscaping and art installations.

The scheme's ground-floor lobby will provide an exhibition space for local artists, while the first floor will house community facilities and a nursery.

The tower includes 12 apartments, each with a private terrace. With the exception of the duplex penthouse, each flat occupies an entire floorplate.

Our client for The Beacon is Newport Street Projects (NSP). NSP was formed with the sole purpose of redeveloping 17 Newport Street and is the brainchild of three people, each with a personal attachment to the area.
